DOB’s Accelerated Plan Review (APR) program is an optional paid service that provides a personalized, expedited plan review and permitting process. While the program accelerates timelines, compliance with code remains essential to ensure safety for District residents, businesses, and visitors. Meetings are scheduled within 15 business days, and permits can be issued within one business day of plan approvals from all participating parties.

Program Requirements
To qualify, applicants must provide:
- A completed APR checklist and 100% completed set of construction drawings (floor plans, elevations, detailed sections)
- Neighbor notifications, if required
- Green Area Ratio (GAR) calculations
- Department of Energy and Environment (DOEE) Stormwater Management plan number
- Board of Zoning Adjustment (BZA) approval letter and published order.
- District Department of Transportation (DDOT) public space approval with Letter of Consent
- Completed Green Energy Compliance Sheet
- On a case-by-case basis, a Preliminary Design Review Meeting (PDRM) for additions or use changes may be required

How It Works
- Submit Your Permit: Use Permit Wizard (single-family/two-family flats) or Citizen Access Portal (other projects) in Access DC.
- Notify the APR Team: Email your permit number to [email protected].
- Pay Fees and Upload Documents: Receive invoice and ProjectDox invite. Upload your complete permit set and proof of payment.
- Pre-Screening and Review: Complete ProjectDox tasks. Virtual review scheduled within 15 business days.
- Approval and Issuance: If compliant, plans are approved and permit issued after all fees and agency reviews are complete.
Important Notes
- APR cannot be combined with the standard permit process.
- Raze permits and supplemental permits are excluded.
- APR does not cover Covenant, Environmental Impact Screening Form (EISF), or code modifications (submit separately).
